Avoid Clogged Kitchen Drains the Day After Thanksgiving

As a reminder, the Riverside County real estate tax payments are due and payable by December 10, 2013. Also remember to adjust your landscape light clocks to account for the most recent daylight savings time change.

As the Thanksgiving holiday approaches, you can help to prevent “day after” clogged kitchen drain plumbing issues by following these simple clean up tips: (1) Use and dispose of paper towels in your trash to absorb excess cooking grease and fat; and (2) Avoid using your garbage disposal to grind stringy fibrous or starchy waste (including poultry skin, potato peels, coffee grounds, egg shells and celery stalks).

Please remember, if your smoke detectors are older (more than 4-5 years) they should be replaced to ensure peak operating efficiency. I am pleased to offer a few suggestions for your consideration. Please contact our office to schedule services and confirm costs.

Holiday Decorations – Premier Residential Services has partnered with Inside Plants to offer our clients the option of a professional decorator to give client’s desert homes a festive holiday spirit. Heating & Air Conditioning System Service – Now that temperatures have moderated, this is an optimal time of year to schedule service to ensure that your units run efficiently this winter. To maintain efficiency and reduce energy demands: We will clean/replace filters, check blower belts, temperatures, ducts and plenum connections, and clean condensate lines and condenser areas.

Home Maintenance Inspections – Now is an opportune time to schedule a complimentary home inspection of the interior and exterior of your home by our maintenance department. The purpose is to assist homeowners in identifying items that may require work. We assess the condition of the exterior paint, garage doors, weather stripping, trim, shutters or other areas that may require maintenance, painting or repair.

Post Tropical Storm Ivo

Tropical Depression Ivo was an unwelcome visitor the last week of August. A significant portion of the valley endured a tremendous amount of rain in a short period of time. Premier Residential Service mobilized the entire staff to inspect our client’s homes, report the findings and deal with the aftermath of damage, which ranged from significant to no damage at all. We value the confidence that you have in us. We strongly recommend that you have us schedule cleaning of your drains, downspouts, roof and gutters at least two times during the year to avoid potential water-related damage.

As the beginning of the season approaches, we have a Home Opening Services form for the use of clients whose homes have not been occupied throughout the summer (which can be completed and returned online).

It is extremely important that your completed form be submitted no later than three weeks prior to your arrival date to ensure timely scheduling of requested services.

  1. Drapery and Blind Cleaning – To have your window treatments cleaned, Premier Residential Services can arrange “on-site” service. Our vendor service vehicle contains all of the necessary equipment to clean your drapes, valances, cornice boxes and all types of blinds, including Hunter Douglas products. The cleaning system is safe for all types of fabrics including silks and blackout lined drapes. All drapes are taken down and dry cleaned, they are then professionally re-hung with any minor repairs completed prior to re-hanging on the same day.
  2. Carpet & Upholstered Furniture Cleaning – Let us know if you would like to have either service scheduled or an estimate for cleaning prior to your arrival. The warm weather provides for faster and more thorough drying.
  3. Artificial Plant & Tree Cleaning – We can arrange to have your artificial decorative plants and trees cleaned so that they are once again looking fresh and vibrant. You will notice the difference.
  4. Vehicle/ Golf Cart Service – If you have a vehicle or golf cart at your desert residence, let us know what maintenance services you would like performed and we will arrange to have your instructions carried out.
  5. Pool/Spa/Fountain Cleaning – Now is an ideal time to schedule cleaning (acid wash/tile cleaning) service for your pool, spa or fountain to remove built up mineral/salt deposits prior to your return.

Preparing Your Home for Heavy Rainfall

If you have not received your electric utility bill, be prepared for higher bills. The combination of extreme temperatures this summer, coupled with high humidity, caused A/C units to work harder. In addition, the Mountain Fire (which burned approximately 27,000 acres) has just been officially contained. The fire and wind direction brought significant amounts of smoke and ash to the valley floor for about 10 days. While the temperatures and humidity have moderated slightly this week, the chance for hot and humid weather to return is predicted. This weather pattern often causes late day thunderstorms, which typically bring a significant amount of rain that falls quickly. Therefore, we highly recommend that you have us clean your roof, gutter and downspouts to insure that accumulated water drains properly.

If you have solar panels in your desert home, it is recommended that you have our General Services Department clean the panels regularly to obtain peak energy efficiency from the panels (particularly in light of the amount of ash that was deposited by the Mountain Fire).

As we do in each of our monthly posts, we are pleased to offer several timely service suggestions for your consideration:

  1. Bedspread & Duvet Cover Cleaning – Now is an ideal time to have your bedspreads, duvet covers, mattress covers and blankets dry cleaned or laundered. Premier Residential Services will arrange for cleaning and insure that items are placed in plastic bags (so that they will be ready for use when needed).
  2. Aerator Cleaning – The high mineral content of the valley’s water supply is the reason why sinks, faucets, showerheads and mister system nozzles become clogged, impeding the water flow, and may cause the discoloring of the hardware. Our maintenance department can clean the screens, as well as remove the built up mineral deposits from these items, allowing the fixtures to look and act as new.
  3. Vehicle and Golf Car Batteries – Extreme weather conditions in the valley often result in a limited life span for vehicle and golf cart batteries and can cause rapid build up of corrosion on the battery terminals and cables. Distributors have informed us that if a battery is 4-6 years old, the likelihood is that it will begin to fail and/or not be able to hold a charge. We can replace the 6 or 8 volt batteries for you, as well as clean the terminals from built up corrosion and replace cables if needed. Any golf car that operates with a 12-volt system requires replacement from the distributor. Contact the office if you feel that your golf car requires battery replacement and Premier Residential Services will have it ready for your return in the fall.

HVAC Systems Feel the Stress of 122° Heat

Record temperatures have been recorded throughout the Coachella Valley over the past 10 days, with the highest being recorded at 122 degrees. This temperature spike is earlier than usual and we are monitoring your HVAC systems as we conduct our weekly inspections. However, it is important that you arrange regular service cleaning/replacing air filters, as well as insuring the condenser coils are free of debris.

Premier Residential Services’ summer schedule is in effect. Our summer hours of operation are Monday – Friday 7:30 am – 4 pm. Should you encounter an after-hours emergency, you may contact a staff member on duty, by following the prompts on the after-hours telephone message (760-773-4081).

Summer is always an ideal time to assess the condition of your home and to schedule projects that can be completed while you are away. Following are several service suggestions for your consideration:

  1. Carpet & Upholstery Cleaning – The warm weather provides for faster and more thorough drying. Let us know if you would like to have either service scheduled or to obtain a free estimate.
  2. Thermostat Battery Replacement – The thermostats in your residence have batteries that allow the controls to operate and they require periodic replacement. If you would like to have fresh batteries installed, please contact the office (760-773-4081).
  3. Sprinkler System & Landscape Light Checks – The cost of water and electricity continues to climb in the Coachella Valley. This is an ideal time for you to request that Premier Residential Services perform a sprinkler and landscape lighting check. The check will ensure that your irrigation system is working properly and that there are no broken irrigation heads. At the same time, we can check the landscape lighting to make sure that the timers are properly set and that any photo cells and landscape lights are functioning properly.
  4. Appliance Water Filter Cartridge Replacement – Manufacturers of Insta-hot systems, refrigerators with water dispensers and ice makers, water filtration systems, freezers and ice making machines recommend that homeowners replace the water filter cartridges at least yearly. Simply contact us and we can replace your water filters.
  5. Grout Repair – The grout in your tile floors, as well as in and around showers, tubs and sinks can develop cracks or have pieces become loose or even fall out. Now is a good time to have repairs made or to re-grout the areas requiring work to allow the grouted surfaces to completely dry.
  6. Door Bell Button Replacement – We have noticed that there are a number of homes that have door bell buttons that are cracked or broken and in need of replacement. We can replace the buttons upon your request.

Your Summer Home Closing Checklist

On schedule, the summer heat has arrived. As a reminder, Premier Residential Services endeavors to make our client’s homes ready for the summer. If you have not yet submitted your home closing check list, please do so at your earliest convenience.

The Gas Company urges its customers to be aware of the possibility of signs of a gas leak and to be observant both outside and inside your home. If you suspect that there is a gas line leak, call 1-800-427-2200 (24 hours a day/7 days a week).

Here are some recommendations for this month:

  1. Clothes Dryer Vent Cleaning – It is recommended to periodically clean out the built-up lint from the entire clothes dryer exhaust system (vent hoses, machine vent housing and the external exhaust cover). The Fire Marshall warns us that clothes dryers start more residential fires than any other appliance.
  2. Heating & Air Conditioning System Service – Now that temperatures have risen, if you have not had your HVAC unit(s) serviced, this is an optimal time of year to schedule service to insure that your units run efficiently during the peak cooling season. To maintain efficiency and reduce energy demands: we can clean/replace filters; check blower belts, temperatures, ducts and plenum connections; and clean condensate lines and condenser areas.
  3. Washing Machine Water Hose Replacement – Laundry equipment manufacturers recommend that hot and cold rubber water hoses, along with the gaskets on your washing machines, be replaced every 18 months due to the extreme desert heat and constant fluctuations in water pressure, which can cause water related damage to your home. We recommend replacing the rubber hoses with the metal braided style and installing a new set of easy to use hot and cold water line shut off valves as necessary.
  4. Summer Project – If there is a project or task that you would like to schedule over the summer months, contact us with the details and we will arrange to obtain a proposal or schedule the work.

Water District Warns Again About Delinquent Accounts

Our offices will be closed for the Memorial Day holiday on Monday, May 27.

The Coachella Valley Water District has once again served a notice to its customers that “all unpaid charges for water and services greater than $5.00 and delinquent for 60 days or more as of June 30, 2013, will be transferred to the county property tax roll and become a lien upon your property, under California Water Code Section 31701.5.” As an FYI, we have noted that the utility companies are very quick to shut off services for accounts that have become delinquent.

The Water District also reminds us that water leaks can account for more than 200 gallons of water wasted per day. An average leak can add significantly to your monthly water bill. If you notice a leak, let us know, and we will schedule one of our maintenance staff to make the repair.

Recently, several wind storms created huge amounts of airborne dust that infiltrated many garages and homes. As a result, we highly recommend that HVAC filters be changed or cleaned, if they have not been serviced. Installation of (or replacing) weather stripping and door sweeps serve as an additional means to cut down on the grit and grime that can accumulate during these events.

In addition, we have a few other service suggestions for your consideration:

Touch-up/Interior Painting – If you would like to repair the nicks and dings on the walls of your home or have a fresh coat of paint applied to other areas of your house, call the office at 760-773-4081 to arrange for an estimate.

  1. Garage and Exterior Doors/Entry Gate Painting and Care – Premier Residential Services can provide an estimate to repaint, stain or oil your garage/exposed exterior doors and entry/side yard gates so that they are further protected from exposure to direct sunlight. In addition, we can lubricate the drive, tension springs and all moving parts of the lift motor(s) to improve their operation.
  2. Outdoor Furniture Maintenance – Tables, chairs and lounges suffer from prolonged exposure to the desert elements. Wood furniture can be restored with a refreshing treatment of wood oil. Metal furniture can be restored as well, by having the frames either repainted or a fresh powder coating applied to them. In addition, straps can be replaced and new cushions ordered during this process.
  3. Tile Floor & Grout Cleaning – The summer months are an excellent time to have your tile and stone floors (Travertine, marble, limestone, pavers etc.) cleaned. Cleaning is recommended every two years to maintain the look and vibrancy of the floors in your home. Our vendors will strip and deep clean the floors and grout, seal and buff to a high gloss or matte finish and fill holes and replace grout as requested. At the same time, showers, vanities and counter tops can be inspected and an estimate will be prepared for your review.

Earthquake-Proof Your Home With Our Help

Once again, we had earthquakes during March. These events provide us with a reminder that earthquakes can occur at any time. We would like to point out that if you have not taken steps to try to limit potential damage by earthquake proofing your residence where possible, it is not too late. Premier Residential Services can provide a list of suggestions, as well as arrange to document your household belongings for insurance purposes with digital photographs on a DVD. If you have not done so, please let us know when you plan to depart the valley for the summer. You can now access and complete the Summer Home Closing Check List form online. Please take a moment to review this form and then check off items that you would like us to schedule to close your home for the summer. In addition, we need to be apprised of any changes that have been made (new alarm or alarm monitoring service; new water shut-off system; vehicle or golf cart changes) in regard to your home.

Premier Residential Services offers a Summer Home Watch Program that provides inspections to homes during the summer time period only.   1. Misting System Annual Service – Like most mechanical systems, to obtain peak performance, it is always wise to perform a yearly preventive maintenance service before the summer heat arrives. Service will include cleaning all nozzles; replacing pump oil and filters; flushing and draining the system of residual water; and thoroughly inspecting the system. We can also arrange to provide a proposal for the installation of a new system.
  2. Summer Off Site Wine Storage – Our vendor partner, Wine Vault of the Desert, is offering a special wine storage program in their temperature controlled state of the art facility to our clients. If you are interested in this program, call us to make arrangements or to have us answer any questions that you may have.
  3. General Maintenance Services – The high mineral content of the desert’s water supply not only creates a cloudy look to the glass in your bathrooms but also creates maintenance issues throughout your home. Faucets, shower heads and aerators can become clogged and discolored, which can restrict water flow and pressure. We can remove the “hard water” stains from your glass, as well as clean mineral deposits from fixtures and aerators to increase the water flow. In addition, it is a good time to drain and flush your hot water tank(s). Premier Residential Services can also lubricate door hinges to mitigate a “squeaky” noise. Let us know if your toilet(s) could benefit from a new flapper or fill system to stop the constant sound of the tank filling with water.

Winter in the Coachella Valley reminds me of riding a roller coaster or playing with a yo-yo. The temperatures go up and then dips down. We have had many days when the furnace was needed to temper the chill and there have been a number of mornings when golfers had “frost delays.” However, we are now over the hump with longer days and improving temperatures. The only caution is when might we experience the next rain event?

We are pleased to offer a few service suggestions for your consideration:

  1. Drains, Downspouts and Gutter Cleaning – We have had a significant rain event this winter, with a half inch of rain over the last weekend of January. We had water related problems in some clients’ homes due to clogged drain pipes. When water is blocked from flowing freely off of the roof and through drainage pipes, accumulated water may leak into the residence. If you have not had your drain pipes flushed and roof cleared of debris, it should be done on a bi-annual basis to avoid the potential of water damage.   2. BBQ Grill Deep Cleaning and Starter Maintenance – Many BBQ grills come with a battery-operated ignition system to create the spark that ignites the burners. If you are having difficulty starting your grill, Premier Residential Services can replace the battery(ies). We are now able to offer deep cleaning services for your grill/outdoor kitchen, which includes hood, drip pan, control knobs, burners, igniters, thermometer and cooking racks, so that they are fresh and clean.   3. Air Duct Cleaning – Periodic duct cleaning is recommended, especially if it has not been done in a while. Household and desert dust accumulates in your duct system, and once the high temperatures are upon us, it will circulate throughout your home when your air conditioner is running.

Bathroom Safety – Installation of grab bars and/or safety rails on the walls of your bath tubs, showers or other bathroom areas can pay dividends many times over by creating a safer home environment.   5. Termite Inspections – One of our vendors, Dewey Pest Control, has agreed to offer a “No Cost – No Obligation,” termite inspection for our clients’ homes. If you think you may have a problem, let us know and we will arrange for an inspection.

New Year Maintenance Worth Considering

The Desert Sun has recently featured a variety of articles about small and large scale solar power generation units. Solar energy currently provides only a quarter of 1 percent of the planet’s supply of electricity, but according to a recent article in The Economist, “the industry is growing at staggering speed. Underlying this growth is a phenomenon that solar’s supporters call Swanson’s law, in imitation of Moore’s law of transistor cost. Moore’s law suggests that the size (and also their cost) halves every 18 months or so. Swanson’s law, named after Richard Swanson, the founder of SunPower, a big solar-cell manufacturer, suggests that the cost of the photovoltaic cells needed to generate solar power falls by 20% with each doubling of global manufacturing capacity. The upshot is that the modules used to make solar-power plants now cost less than a dollar per watt of capacity.” There have been a growing number of Coachella Valley home owners who have installed small scale units. Perhaps it might be worth consideration for your home.

Premier Residential Services can install cabinet safety latches and gas line shut-off valves; apply museum putty to secure display breakables and valuables (pottery, decorative glass, vases, statues or figurines); create a Valuables Digital Image Record Inventory; and check water heater Earthquake Straps to insure proper installation.
  2. Hot Water Tank Service – If you have not had your hot water tank(s) drained and flushed, now is an opportune time to schedule service. Regular periodic service not only can extend the life of the tank(s), but also allow the unit to operate more efficiently – saving money and energy. If your service cabinet platform is in need of repair or replacement, we can also assist with that task.
  3. Bird Related Problems – If your residence seems to be attracting birds, and they are becoming a nuisance with nesting materials and other unsightly debris, we can install spikes along the roof line edge of the overhangs, as well as on the surfaces of your chimney(s)to discourage the birds from nesting. We can also power wash any areas around your home, including driveways.
  4. Address & Landscape Light Repair/Cleaning – If your address lights, garage lights or landscape lights have burnt out bulbs, require replacement photo cell sensors or if the landscape lenses are covered by a thick film from hard water deposits created by the sprinklers, we can clean or replace the lights for you. Getting Ready for Winter in the Coachella Valley

The Coachella Valley has been enjoying an abundance of great weather, perhaps the best weather in the country. However, our version of winter will surely come, bringing both rain events and chilly temperatures. If you have not changed your furnace filters, now is a good time to do so. We also want to remind you that if you have not had your roof, downspouts and gutters cleaned of accumulated debris, this preventive measure can prevent future headaches caused by rainwater related problems.

As a reminder, the Premier Residential Service’s offices will be closed on Tuesday, December 25th and Tuesday, January 1st.

  1. Running Toilets – It has been noted that a number of clients have had issues with their toilets. We can replace the float valves and flappers to stop the toilets from running. At the same time, the feed lines can be replaced with braided wire hose to mitigate the possibility of a future leak problem.
  2. Grout Replacement & Drain Cleanout –If the showers, tubs or sinks in your home have developed cracks or need the grout replaced in and around the tiles, Premier Residential Services can help. If you notice that the water is draining too slowly from sinks, tubs or showers, the drains should be cleaned out. In addition, if any of the shower pans have developed a leak, these too can be replaced.
  3. Weather Strip Replacement – Heat or cooling loss through openings and cracks can be costly. We can replace or install energy saving weather stripping, as well as caulk around doors and windows. In addition, the weather stripping on garage and golf cart doors can be replaced. These small steps can not only save on energy consumption, but also cut down on the dust and sand that seems to always be present.

  2. Clothes Dryer Vents Clothes dryers start more residential fires than any other appliance. It is extremely important to periodically clean the built up lint from the entire exhaust system. If you have not had the vents cleaned recently, now is an excellent time to arrange this service.
  3. General Maintenance Services – Squeaky hinges, loose handles, problem light switches and GFI outlets, broken or inoperative door bell buttons and broken or troublesome shutter and shade slats/veins are a few annoying issues we can help correct.
  4. Thanksgiving Day Assistance – Premier Residential Services can arrange to provide housekeeping help on Thanksgiving Day to assist in serving and cleaning up after your holiday gathering.

In response to increased costs for equipment and supplies, Premier Residential Services will be making a modest price increase for Full Service housekeeping clients. This increase will become effective January 1, 2013.
